Garage Door Seals & Winterizing in Carmel, IN

A worn seal lets in cold air, snow and meltwater, and it is often the reason a door freezes to the floor overnight.

Signs your seal needs replacing

Daylight under the door, a stiff or split bottom seal, water pooling inside after snow, or a door that sticks to the floor on icy mornings.

Freeze-and-thaw

Central Indiana springs can swing more than 30°F in a day, and a warm afternoon can be followed by snow within a day and a half. Meltwater under the door then freezes overnight and glues the seal to the concrete.

The right seal for your door

Bottom seals come in different profiles to fit the retainer on the door. A threshold seal fixed to the floor can close gaps on uneven or sloping slabs. Side and top weatherstripping keep drafts out around the edges.

Protecting the opener

If the seal is frozen down, pressing the button can strain the opener or tear the seal. Free the seal gently first; our guide to a door frozen to the floor explains how.

What a visit includes

The technician measures the retainer, fits the right seal, adds a threshold if needed and checks the door closes evenly and the auto-reverse still works.

Threshold seals and sloping floors

Many garage floors slope toward the door so water can drain out, and some have settled unevenly over time. A rubber threshold fixed to the floor creates a raised ridge for the door to close against, filling small gaps and keeping meltwater from running in.

Frequently asked questions

Can I use a heater to free a frozen door?
Avoid open flames or high heat near the seal. A plastic scraper and warm (not boiling) water at the edge are safer.
Will a new seal stop the door freezing down?
It helps, especially with a threshold that keeps meltwater out, but clearing slush from under the door is still important.
